Water damage restoration in Sun City West, AZ

Sun City West was built after the original Sun City, and shares its character: single-story homes, active retirees, many seasonal residents. The water damage we see here is mostly about aging fittings, garage water heaters and houses left empty for the summer.

Our neighbor to the west

Sun City West is the second of the Del Webb communities, begun in the late 1970s west of the original Sun City. It shares its rhythm: age-restricted, quiet, and a large number of residents who come for the winter and go home for the summer. Because it is right next to our home base, many of our jobs here are close by. Give us your address and neighborhood and we will tell you what we can do.

The houses

Homes in Sun City West are mostly single-story, built from the late 1970s onward, on concrete slabs, with attached garages. Many were built in the 1980s and 1990s, and some are newer. Compared to the original Sun City, they are a little younger. They are also, generally, now old enough to have original water heaters replaced once or twice, original supply lines and original shutoff valves.

Because homes are single story, water has one direction to go: along the slab and into walls. Garages are often where the water heater and washing machine live, and a leak there can reach the house through the door threshold or along the slab.

What causes problems in Sun City West

  • Water heaters in the garage. Hard water scales the tanks. When one fails, a garage slab fills with water and stored boxes get wet. See water heater flood cleanup.
  • Slow wall leaks. Galvanized or older copper lines can weep inside a wall. Drywall stays damp, mold starts and the smell comes first.
  • Supply line and valve failures. Toilet, sink and washing machine connections are common.
  • Slab leaks. Lines running in or under the slab can corrode. See slab leak cleanup.
  • AC drain and attic issues. Condensate lines clog. Attic lines can freeze on rare cold nights.
  • Vacant house leaks. The big one. See below.

Caliche and water

The ground under Sun City West is West Valley desert soil with a hard caliche layer. Caliche is a cemented mineral layer that water does not soak through. If a pipe under or next to the slab leaks, water spreads sideways and may rise through the slab or through a joint, sometimes far from the leak. It is one reason hidden leaks can go undiscovered for a long time.

Seasonal homes

A large share of homes in Sun City West are empty for months. A leak in an empty house has no one to catch it. We often get calls from neighbors, from home watch companies and from owners who have returned in the fall to find a damp smell or a stained floor.

What we do:

  • Coordinate access with your key holder or a neighbor.
  • Take photographs and moisture readings in every room.
  • Look for the source, and arrange a plumber if needed.
  • Remove material that cannot be saved, and dry the rest.
  • Check for mold, and deal with it.
  • Send you a report so you can decide from afar.

A calm, clear approach

Water damage is upsetting, and a flooded house can feel overwhelming. We try to keep things simple.

  • We explain what we see in plain language, and we answer questions without rushing.
  • We tell you what is coming out of the house and why, and we show you the readings.
  • We give you a written scope before we begin.
  • We work around your schedule, and we respect your home.
  • We deal with your insurer's documentation requirements, so you do not have to chase paperwork.
  • If a family member or a friend helps you manage it, we are happy to speak with them, with your permission.

We cannot tell you what your insurer will pay. We can make sure your claim has complete information, with dated photographs, moisture readings and a list of what was removed.

How a Sun City West job runs

1

Step 1: assess

We find the source and measure how far water has spread. See moisture mapping.

2

Step 2: extract and dry

We remove standing water and set up air movers and dehumidifiers. Baseboards and toe-kicks may come off so walls and cabinets can dry. See structural drying.

3

Step 3: document

Photographs, readings, equipment logs and a scope of work for your insurer and contractor.

Contents

Garages and closets hold a lot. After a water heater failure or a slow leak, boxes of photographs, paperwork, holiday decorations and keepsakes may be wet. We help sort, document and move belongings, and we advise on drying papers and photos. See contents pack-out and document drying.

Mold

In a closed house, mold follows moisture quickly. If a wall or floor has been damp for more than a couple of days, we inspect. See mold inspection and assessment. If mold is present, mold remediation with containment is the approach. If someone in your household has respiratory conditions, tell us so we plan the work carefully.

Winter cold nights

Sun City West gets cold nights a few times a year, and many homes have attic or garage pipes with little insulation. A line that freezes can split, and the leak starts when it thaws. Insulating exposed lines is inexpensive. If you are away in winter, ask someone to check after a freeze forecast. See frozen and burst pipe restoration.

Practical tips

  • Know where your main water shutoff is, and test it once a year.
  • Replace rubber washing machine hoses with braided ones.
  • Check the water heater for rust, drips and age.
  • Put a drain pan with a drain line under the water heater.
  • Keep stored boxes off the garage floor.
  • Give a trusted neighbor our number and your contact information.

Neighborhood by neighborhood

Sun City West is laid out in streets and loops around its recreation centers and golf courses, and the homes vary by the era they were built and the model. Early sections have homes from the late 1970s and early 1980s, with the original floor plans and, often, original or once-replaced plumbing. Later sections, built through the 1990s and into the 2000s, have larger homes and different layouts, including some with larger garages and extra bathrooms.

The difference matters for a few reasons. Older homes are more likely to have galvanized or older copper lines, and the slab and the plumbing penetrations are older. Newer homes are more likely to have more fixtures and a larger water heater. In both, single-story construction means water spreads across one level, along a slab, into every room it can reach.

Common questions about the work itself

Residents often ask what drying equipment looks like and how long it stays. Expect a few air movers, which are small fans placed near the floor, and one or more dehumidifiers, which look like a large box on wheels. They run around the clock for several days and are somewhat loud and warm. We will explain where they will be and how to keep an eye on them. We also take care with how we leave the house at the end of each visit, with doors secured and equipment safe.

Another frequent question is what to do about the electric bill. The equipment uses power, and some policies cover the added cost. Ask your insurer. We can estimate the load.

Preparing the house before the work

If you have time before a crew arrives, clear a path from the entry to the wet area, move small valuables and breakables, and set pets in a room away from the work. If you use a walker or cane, tell us so we can keep walkways clear and tidy. These are small things, and they make the day easier for everyone.

When a family member is helping from far away

Many of our Sun City West customers have sons, daughters or friends who handle the phone calls, the insurance and the contractors, sometimes from another state. That is a perfectly good way to manage a loss. Give us their name and number, tell us what they are allowed to approve, and we will send them the same photographs, readings and scope that you receive. It also helps to keep one person as the main contact, so the instructions are consistent and nothing gets lost between calls.
